Description: Ground up Construction, 128,000SF

Key Role: Led development activities for a complex, multi-phase real estate project in New York State, overseeing regulatory approvals, major infrastructure delivery, design coordination, and construction execution. Directed rezoning and land-use entitlements to secure necessary zoning changes through municipal and community processes. Managed the full SEQR (State Environmental Quality Review) process, including environmental assessments, impact analyses, mitigation, and final clearance. Coordinated NYSDOT-required offsite highway improvements, encompassing roadway enhancements, intersections, and access points. Led large-scale on-site rock removal, handling geotechnical planning, permitting, blasting (where required), and environmental controls. Directed design and construction of a new town sewer system with two pump stations, force mains, gravity sewers, and municipal interconnection. Orchestrated multidisciplinary design team efforts (architects, civil, landscape, traffic, environmental) to produce integrated, compliant plans. Managed construction phases with general contractor maintaining control over schedule, budget, quality, and safety.
