Description: Ground up Mixed-Use Retail/ Residential, total build out 1,883,805 SF

Key Role: Primary responsibility encompassed leading preconstruction efforts from initial concept through to full execution readiness, serving as the central coordinator to achieve cost certainty, mitigate risks, and facilitate a seamless transition into construction. This involved overseeing the complete pre-construction phase—encompassing site due diligence, detailed budgeting, master scheduling, permitting strategies, and early team assembly—while driving design development and interdisciplinary coordination to refine architectural, structural, MEP, and other engineering systems into fully integrated, clash-free documents incorporating value engineering. Concurrently, developers coordination aligned the owner’s vision, tenant requirements, branding directives, and strategic approvals with the design and construction teams to ensure decisions supported overall project goals without compromising feasibility. Finally, contractor buyouts were executed by packaging scopes, soliciting competitive bids, rigorously evaluating proposals, negotiating favorable subcontracts and supplier agreements, and securing committed pricing to finalize a robust project budget that safeguarded margins and minimized exposure to cost overruns.
